Has anyone had a hard time getting EMC to answer the phone lately in the short sale department? I am starting to get a little worried. They were always my favorite to work with.

1 to 6 months, varies depending on what is best for the homeowner, who the investor is, who the servicer is, if payments are late, if there is mortgage insurance, MANY MANY variables.

I've got a 2nd lien with EMC who is using a company called Penncro Associates who work for FASLO solutions. These shylocks say EMC guidelines to release a lien is a settlement of 25% (or close to it) of the principal borrowed. BofA (1st lien holder) has already approved $3k to EMC but with these collection companies in the way they won't even push the file to move into any negotiations for the release of the lien due to insuffiecient amount. This file was previously approved with FASLO for only 10% of the principal owed but now I have a new buyer who will not contribute any amounts to the second. Sooooo....I've been told to write a letter to the President of EMC regarding their collection practices with Penncro & FASLO, does anyone know the name and address who to write this wonderful letter to? Thanks
