My First and only Mortgage was charged off, can I still do a loan modification?

I have been trying for 3 years to get Chase (Chase is the first lien holder and only mortgage co) to do a loan mod.  I went through the 3 month trial period and never was offered a permanent loan mod.  January 2011, I was notified that my servicer is now LBPS.  May 2011, I got a letter that the NEW name of LBPS is Seterus.
August 12, 2011, I was told that Seterus is a collection agency and that they can still do the loan mod.  First they want me to go through the 3 month trial period again.  Since January 2011, I have been updating my financials with LBPS in hopes of getting approved for a loan mod.  The agent from Seterus during that conversation made the typical collection agency comments like, "your loan is so far behind you probably won't qualify, you are better off doing a deed in lieu".  I REALLY want to save my home and I do qualify for a loan mod.  Does anyone have any advise on how to proceed?  P.S. Has anyone had any success with Suemymortgagecompany.com or similar tactics?

With Chase (and all lenders, I guess) it makes a big difference who your negotiator is.  I had a negotiator from hell for almost a year and got nowhere. I escalated, called the president's office, asked numerous times for a different negotiator and nothing helped.  Now I have a good negotiator (don't know if the other one quit or got fired)  and things are moving along like normal, finally.  Meanwhile over all those lost months, the value on the house has dropped at least 10%.

I'm a seller, the investor on my loan is Freddie Mac, and Chase has been ridiculously unresponsive. This has been going for 10 months, I'm amazed the buyer hasn't backed out.

Naw, chase still sucks. They never return phone calls and keep you waiting months for approval. I hate all banks except wachovia.

Overall, I've been very much impressed with Chase short sale dept. Of course, there is a marked difference with how responsive they are on loans that are theirs & the ones that they are merely servicing.

The Chase files are closed... I think I have the approvals on my comp.... Ill look. $122 on my last chase that closed in Jan.. I even got HOA fees paid which they fight me on all the time. We did end up closing it HAFA.

Thanks Stephanie - but the ones Chase DID pay.... did they limit the cost to $79.95 or did they pay the actual cost of the report - for example $115.

Thom... Chase has been random with that for me. They have paid it no question and they have flat out refused it. In those cases I had the buyer cover or the buyers agent.
