Just got a call from Chase on one of my short sale listing. He asked how things were going. I told him not much traffic  at this price. He told me lower the price.We talked about what I thought might bring in an offer. We lowered the price got the seller to sign and  back to Chase within less then a half an hour. He told me he would check back next week. Love working with them on this short sale. Things are getting better.

Hello everyone, here is an update.

Today I got a call from my Chase negotiator an she was so nice to give me an extension till the 23rd, I had to call the CEO office and had the file escalate

I send fax, emails and made phone calls and I got result

Now is on the hands of the buyer and so far it looks good..

Hector, Is the investor Freddie Mac?  I just had a file transferred to a new department after 3 months due to an "investor request" to have the files serviced in a different department at the bank.  It was fully approved.  The buyer backed out then a week later I submitted a new improved offer (+5,000).  It has been over 3 weeks since then and I just got assigned a new negotiator Tuesday.  I haven't been able to speak with her yet either.  Good luck!

Yes they can be.  What closing costs are not being covered?  The first and second are both required to follow the HAFA guidelines.  Is it HOA fees?

My client was offered $30,000 Chase incentive plus $3000 HAFA relocation. He is currently considered under HAFA.

1. Does anybody know if these incentives can cover part of the closing costs? It looks like our closing costs will exceed what is allowed by HAFA.

2. If this goes traditional route - can part or all of Chase incentive of $30,000 be used for closing costs?
I would be grateful for any input/experience you can share.

I got approved my short-sale on July 28, 2011 with Chase


 It was supposed to close on September 1, 2011 but the buyer had a problem with appraiser.

Buyer agent call me on 9/2/11 and asked if I had asked for an extension, wait a minute I'm not the buyers agent!!

so we got the extension form sign by buyer and seller to extend it to 9/15/11

My Chase negotiator wont answer the phone but she can read fax!!

Finally talked to her supervisor and she said that the file has been moved to Florida and they just finish uploading the file and it will take 48 to 72 hours to find out who will be my negotiator.

 

I heard that this mean is in collection, is this the case?

 

has anyone here had this issue?

They probably just gave you the wrong form #, form 1126 is the Borrower's Financial Form.  http://www.freddiemac.com/sell/forms/pdf/1126.pdf
