Thanks Michael. Dan it states "We will accept a minimum of $xxxxx.xx to settle your account and release the lien on the property." The Investor was not Freddie Mac so no 710 form needed.

Congrats Brent...  I am a seller who just submitted my Freddie 710 form and have a verbal approval (nothing written yet). We have a cash buyer as well. Two questions if you don't mind - what langague was noted in the approval letter "settled" or "paid"? and did your seller have to submit a Freddie 710 - if so, how long did it take to go from submitting the form to getting the approval letter?  Thanks and again congratulations...

Just received another short sale no deficiency approval letter from Chase. Submission to approval in 13 days! Hopefully the cash buyer will close just as quick.

I closed a short sale in 2009 with 1st and 2nd Chase. Then 2011 we received a collection letter from the 2nd lien holder.

We keep sending this email to Rachel, negotiator on file for the short sale of the 1st & 2nd liens against property, was negotiated and the liens paid per the attached approval letters.  The first lien has been reconveyed.  The 2nd lien, has not been reconveyed and the sellers are being dunned by Chase to pay the lien,  letter issued out of you Phoenix office.  We asked them to please advise when the Chase records will be updated and the reconveyance will be recorded. And heard nothing. Does anyone know who we can contact regarding this issue and how to go about this? Thanks!

Anyone have an updated phone number for the executive resolution, the number I've always used, listed also above, is now going to just a fax tone.  I called it as recently as last Friday!   Maybe its just a temporary roll over situation, but if someone has another number, that would be appreciated!  THANKS!

Walt: crazy pricing at the other end!  At least they are getting the true market value for your homeowner.  fingers and toes crossed for you and your cients!

Kristine, at the other end of the market, they were looking for $72,500 on a house worth that in near perfect condition on a good day. (But it's in such bad shape that it requires a cash offer.)

 

The loan balance was about $40K and an offer at $32K. We got a verbal tentative approval after some back-and-forth but haven't heard about a written approval yet. Fingers crossed.
