I was just given the name of an analyst for one of my Chase files. Her voicemail is different from the others - it refers to Chase Prime. Has anyone had one of these?

William, they were done at $230,000 considering the work they would have to do. They rented a place.

Actually you have all the info right there....thats why it was declined. If your buyer really wants the house and have the 10K they can make the contribution and WHAM!...you will get approved.

They wanted $250,000 and the negotiator who was working for the listing agent went to the Sellers and asked them if they would give $5000 each to make it happen. They said no. I agree there was more going on but since I was representing the buyer I can't find out.

Does't add up. I just closed one with the today. Did the seller have a real hardship? Did the bank want them to come in with a contribution and the seller declined?

Sounds like there is more going on here...

The listing agent for the deal that was declined by EMC (owned by Chase) - said she spoke with a banker friend and he said they declined it because they don't like to write off loans at the end of the quarter. That's similar to what we were thinking when it was declined - has anyone had an experience like this?

that is a state specific form, we have a standard form that is Florida Specific so I would use the one for your state.

We have a standard one for our board. That is a new one for a request... Ask him what language he wants and consider writing an addendum to the listing agreement if it makes sense.

I have a short sale addendum to the purchase contract. The negotiator said they are looking for a short sale addendum to the listing agreement specifically.
