Bettie, sorry for separate comments. When you say they won't pay closing costs are you referring to seller concessions towards buyer closing costs, or real estate commissions, or title fees expenses and prorated taxes.
Some combination of above? Pls clarify! ;-)

Bryant, I have not had problems with Chase getting my short sales through, YET!. They just will not pay closing cost anymore, which is a real bummer.thanks.

Chase has been a thorn in my side for many months now. I have better results with BofA. I have managed to close a few but have 2 files with Chase right now that were submitted back in April. Any ideas?

Greg, no we have not had luck with releases here in Fl if Chase is the servicer. The PAS agreement is just too vague for them to take the chance of being sued by the noteowners or their shareholders.

EMC-They do not accept electronic signatures on the contracts. Had to resend to buyer and seller to sign alongside their electronic stamp. Waiting to hear if this will be accepted. They did say they ordered the BPO and I should be hearing from their agent.

The two Chase negotiatiors I am working with currently are both 414 area code (Milwaukee, WI). Both are great and call me back the same day. It just 3+ months to get a negotiator on both of them.

I called to get a new short sale set up and they said they can't even give me an estimate of how long it will take to get a negotiator.

Make sure that you have your people sign their tax return copies.
