Thanks Smitty. I sent it to the names I had with the @ahmsi3.com and so far (1 and 1/2 hours later) it still hasn't kicked back, so I'm thinking it went through. (fingers crossed).

@ John Edelman, Yes, this fee is negotiable and we have gotten them to back down numerous times on it. Get to a supervisor and tell them it is killing the deal, buyer will not pay it, etc. They can be beat on this!

Just starting a short sale with AHMSI. I got contact information for christine Sullivan and Bob Dubrish from another discussion forum...they gave their e-mail addresses as "@oomc.com" - those e-mails kicked back to me as no longer accurate. I used the same names, with "@ahmsi.com" and they haven't kicked back YET. Can anyone confirm that either Christine or Bob is/are still the right contacts- and verify their current e-mail addresses?

John - So, it's like forcing you to pay this fee. This is a good warning in advance of taking AHMSI listings - so it's disclosed to the buyer at the outset. I wonder how that fee is categorized ont he HUD.

I have a question. I was just talking with my negotiator at AHMSI and she told me that they charge a 1% buyers administration fee payable to them on the HUD. I questioned this as they are being paid by the investors to service the loan. She told me if the buyers would not pay it - then they would reduce the commission down 1%. This sounds like a load of CRA___ to me. She told me that this fee had been approved by their lawyers - whatever that means.

Has anyone else had experience with this. and has anyone gotten it waived?

I know some 3rd party negotiation companies charge the buyers a 1% fee - but never heard of the servicer doing it.

They aren't losing any money - the investor is and they are make more off of the buyer.

We just closed a loan with AHMSI.... they did request a 1% processing fee and wanted it to be on the buyers side. . The Realtor was dual agent so she allowed to give the 1% credit to buyer for the processing fee. We charge one and she was paid 4%. Had a pretty decent experience.
