Understanding the expense for these items will help you set your budget accordingly and hopefully prevent you from getting in to a home that you cannot afford.

After determining how much you can comfortably afford for a home, it is time to chat with a mortgage broker. It is wise to let the broker know how much you are comfortable paying each month so that they can use this information to establish a price range for your home. Using the price range provided by the mortgage lender, the agent can focus on homes that fall in your budget and prevent wasting time on homes that are too expensive. An agent can also focus on other parameters such as a specific school zone, homes with particular features, size of the home and other things that are important to you.
