Has anyone had any luck on getting BOA to accept less than what they countered on Equator?  I talked to the negotiator and she says that if the buyer will not accept, then I have to put it back on the market.  The buyers offer is not bad.  I have comps to support.  I have no idea what the appraisal came in at, but when I talked to the appraisor he did say he would review the comps I gave him.  FYI, the negotiator seems clueless.  I had to talk to her manager because she wanted to remove the prorated taxes! Help!!

Submit the buyers counter and go from there, you may need to talk to her manager again if she is not working with you.
Yiikes!! What did the manager say? DON'T reject it :-) .....you will have to start all over then. Can your buyer come up a 1,000 or so to counter their counter? Even 500.00 will keep it alive. :-).......I learned from Ben Benita - NEGOTIATE always negotiate. Think about how you can make it work and make sure you answer by the time allocated. Don't hit the reject button.
Thanks. Yes, don't want to start over. I will see if buyer will come up even a little. Hope it works!!

Go for it :-) and keep referring back to your comps.....also what appraiser? Did the buyer's mortgage company get an appraisal already? Am I missing something?

Maria - Call and email the negotiator before countering if the buyer will NOT agree to the terms. Brainstorm with her and make it a team effort. There might be a slight seller contribution that could be added that might make it work. Don't just blind counter against the request. The request is because that is what is likely to be approved.
Do not reject the deal on Equator!!! Rather keep it in motion as was mentioned here by others. I made the mistake of rejecting an offer a couple of months ago after BoA countered with a very unreasonable number for the property. I think I let my emotions get in the way and hit the reject button too quickly without knowing that the file would be closed and I would have to start over from scratch. The upside is that the buyer signed a new offer for the same amount, we re-submitted and it now looks like the third time is a charm as they have re-engaged in negotiating at the buyers price with a late October closing. We did lose some time but it looks like it will work out in a positve way!
Yes every time I have countered it has been accepted. Even if just 1K... But even if you don't change anything counter back with your original offer. =) It has always worked for me...
I was countered on a BOA short sale. They wanted $5k in cash from Seller and $10k in prom note. We countered $0. Buyers offer was full price so they did not counter the sales price. Negotiator let me know the offer was at market value. You should consider asking the negotiator what do they need or the range for market value. Also, I have had 2 different negotiators in the past week. Both told me that they were going to be my negotiator all the way to approval. You might get lucky and assigned a new negotiator. Best, Kristine :)
