I was just wondering for all the heavy hitters out there. I am trying to gauge myself on how many short sales I should be closing monthly. I currently have a pipeline of around 50. Right now i am closing about 5 a month?

in 2011 I averaged between 5 - 8 a month, 75% of those are were my listings..

I THINK THAT THIS IS NOT A RIGHT QUESTION, IT SOUNDS TO ME LIKE HOW MUCH MONEY YOU ARE MAKING A MONTH. IN THIS PROFESSION, WE HAVE TO MAKE YEARLY EVALUATIONS-NO MONTHLY EVALUATIONS. MAYBE YOU WANT TO LIST YOUR PROPERTY AND YOU ARE LOOKING FOR AN AGENT..SOMEONE ALREADY SAID THEY CLOSE FROM 15 TO 20.  SOMEONE ELSE WILL POST MORE THAN THAT FOR SURE VERY SOON. HAVE A GOOD DAY.

wally, we actually do weekly evaluations. We start with yearly goals, break it down to monthly, then weekly so that we know what we need to do on a daily basis. Gotta eat the elephant one bite at a time. I close on average 4 short sales each month.
we don't worry about what others say they close, it is irellevant to us.

I am closing about 2 per month...what is your secret in finding more...Our NOD list is not producing phone numbers or

responses on mailings...I get my listings by word of mouth oir leads...Selling about $10mil in Portland Oregon- 45% of

my listings are shorts.

Linda, nearly all of my short sales come from referral from my sphere of influence and past clients.  Lenders, title agents, attorneys, CPA and most of all clients that I have helped in a short sale.

This is partly going to depend on the size of your market area and the percentage of short sales in your market. Our MLS is not big, and short sales are only about 15% of the market, so no one is closing more than a couple of short sales per month on average.

I'd like to know your effective prospecting tools also. There are a TON of NODs in our area (as well as a TON of agents) and I used to drive around and try to catch people at home but it was so time consuming and most of the time people weren't home. I've also tried letters and never got a single response. Almost all of my SS listings have been from referrals and past clients.

Im closing about 3-5 shorts per month...and looking to up that significantly this year (took a few months off last year to have a baby). Short sales here in CT are only about 5% of the market - but growing.

 

Hi All, I am new to Short Sale Superstars and just getting into the Short Sale market. Shari P., when you mentioned you tried mailing letters to NOD's, how many mailings did you try and for how long?  I am trying to evaluate the different methods of marketing, not only for cost but for time and cost effectiveness.  I am in a major market, short sales are 25% of the market and short sales are not going away any time soon.  Those of you consistently closing 2+ short sales per month......How many homes are you marketing to on a regular basis?

I like face-to-face contact so my letter writing efforts were not good. I just sent out a handful of letters although now I recall getting one call, went to meet the couple but in the end they decided not to sell because their income was improving. So, I guess that's not too bad but from this blog I've read that you  have to send out hundreds letters at least 5 times to each contact to get a response. I'm not effectively marketing to short sales; almost all of mine have been referrals. I'm trying to get ideas.
