OK, agents -here's the million dollar question (I hope):
Where are some creative places to find homeowners who might be in default? It's always easy to find customers who have been served with a lis pendens/NOD, but what about the people who HAVEN'T been served? In our state, it often takes months or even years before notice gets filed with the state, and I'd like to be able to hone in on some of that shadow market without doing the same-old same-old blanket mailings and sphere-of-influence marketing.
Anyone care to bounce some ideas off the wall? Facebook ads perhaps, or a dedicated short sale website? Airplane banners? Church bulletins? Free pie and punch?

Short sale website with signup form and google adwords. It has been the best bang for the buck I have seen so far. Right now spending about $1k/month on google adwords, but may double that to double my business. Currently have 40 short sales listed, most listed because of my online campaign.

those are several, I have a few hundred words I am using. I am also targeting only IP addresses around the Indianapolis area, so I don't show up in California for a short sale there..

We did one mailing to NOD's in our area and had one appt. We did not want the short sale. UGH. That one was a walk away. One area of success has been to follow up with all expired and withdrawn listings in our MLS. Most need to be a s/s but were trying to go the traditional route.
