* Indymac has their own financial statement form and authorization to release form, but they will accept generic forms as well with the same info.
* Short Sale packages MUST include the "Purchaser Eligibility Certification." If not short sale can not be approved.
* The $300 is NOT required for a short sale package.
* Indymac DOES aggressively and actively pursue foreclosure even when the short sale package is sitting on a desk waiting for their negotiator.
**Indymac will allow a new contract to be substituted when the first buyer walks.
**Indymac will allow a challenge to their BPO value and you CAN be successful.

Would you believe it???? IndyMac approves my short sale. And I got the secure message on Sunday!!!!! It was quiet a Sunday -surprise for me, the homeowner, the buyer's agent and the buyer. Now I know the escrow manager will also be a happy camper.

Claudia, Yep. Been there and done that before. Not with IndyMac but with GMAC and Saxon. Doesn't make a lick of sense sometimes!

I had a short sale listing and full price offer in with IndyMac and they foreclosured on the property and sold it for less than the offer price at the court house steps.

I have dealt with Indymac 4 times and 4 times "indymac" was NOT the decision maker/negotiator. It was transferred to One West and the folks that they outsource to is Service Link. The approvals came in on One West Letterhead referencing the Indyman name and loan number.

My point (I go off sometimes) is that this is pretty common for Indymac. I ONLY communicate by email once I was given the negotiators name (which was right away). Not only that, once they gave me the negotiators name and number, I left them a message, they called me back the same day and his first response to me was, "I have everything I need except for a copy of the mortgage statement. If you can get me that today, I can get this approval to you within the next few days...." Mind you, I was 2-3 weeks into the process of submitting the package.

Of course it didnt happen in the next few days. It happened around 6 weeks later but withing 10 weeks of start. It was a GREAT experience with them. And it happened each time. It was only 4 times but 4 great short sale experiences. The longest was 90 or so days.

Wow! Good stuff Rosemary. I'm wondering is this a sign of a total process change including better training of staff, or is this just a one-off due to an extremely knowledgable, experienced, and professional negotiatior?
Any opinions on that? ;-)

I had to share this ... This gives me chills to think that banks are being so informative ... this is new!

I called Indymac this morning and got more information than I ever have received and such a pleasant voice was on the other end. And... get this! She gave me the email to the negotiator that has just been assigned to my short sale request with them! I was so impressed that I emailed Ms. Jennifer right away to make sure she had my contact and direct email information for the file.

This is what I got back ---> and automatic message! This is what I want to share with you, a short lesson in how to send an email to a negotiator or at least to Indymac's negotiators.

Thank you for your email! This is an automated response, as I am currently *IN* the office!



Please read the following carefully as this will help expedite your file!



Always include the Loan Number / Last Name in the subject line of any and all email correspondence.



Please follow the format below to expedite responses to these types of emails:



· Extension requests: Loan Number / Last Name -Extension request

· Final HUD for review/approval: Loan Number / Last Name -Final HUD

· Escrow number once escrow has been opened: Loan Number / Last Name -Escrow



If the buyers have not already done so, please have them sign the PEC form as I will need this before an approval letter is issued. Let me know if you need a copy - Place in subject line- NEED PEC FORM

Good work Jeff. I've closed 2 with Indy Mac in the past few months and they were reasonable to deal with on those too! Maybe a little slow, but reasonable.

Just got an Indy Mac short sale approved, have another that is close, so far they have not been too bad to work with. Details to follow
