I have a few questions about the posted example approval letter:

Am I correct in reading that BOA will not pay Closing Cost, Home Warranty and the home is to be Sold AS-IS?

What if lender required repairs are involved?

Also, is there another Letter of Authorization Fax #? The one posted here just rings with no answer.

Hi MeLisa, I just updated with two alternative numbers for faxing LOA. ALL BOA will pay is title fees, realtor commission and doc stamps for conveyance - typically.... If VA required fees they will pay those. They will not pay home warranty. YES, sold as is. Buyer to do any lender-required repairs.
Thanks Wendy. I will insert that in my MLS info. Also, I just faxed my LOA. The Title Company that I am working with has a contact that they can email everything to.

So I just listed the home yesterday, hopefully we can get some showings this weekend and an offer was well.

Can't hurt to to hope. :)

Hi MeLisa.... They usually will not pay home warranty, as is, yes... Buyer can do the lender repairs.... I'll check the number.
I always try to ask the buyers agent to write as "clean" an offer as they can & not ask for the warranty as most will not pay it or do repairs credit...at least that has been my experience so far.
