Greentree is the 2nd and has advised my client that if they do not keep current or no more than 30 days late they will not approve the short sale. My client isn't really in a spot to cover the $1500 payment every month and is in a true hardship... Have any closed with Greentree as 2nd? Any advice or tips? We  are just submitting. 2nd lien is 250k!!

We closed a Greentree second.  THEY SUCK.  It was a $66,000 balance and after back and forth for months we settled on $9000 payout as the homeowners had no money.  The approval came in and they clearly stated they were reserving their right to pursue the deficiency.

 

AWFUL to deal with.  I haven't had them say the homeowner needed to stay current though.

that is not true.  they are just trying to get $$.  just doin' their debt collector thing.

Greentree is one of the worst, just a notch below PNC. We had one where the loan was 250K and finally they settled for $40,000. They dragged it out for a year !!!! try and negotiate with them for less than the $1500 owed monthly. My seller landed up paying $400 to keep it out of collections
