I respectfully would like your assistance with a file. I fully understand you and your company are extremely busy and overloaded, however, we need some good decisions to be made as well for the
rest of us in the real world.


We have been waiting on SunTrust for way too long. This was first submitted in late March 2010! I have over 230 emails back & forth from buyers, attorneys, sellers, & a handful
from SunTrust representatives. I have also called the short sale line at SunTrust
to only be told there is nothing they can do, just keep waiting.


Also this property has been listed on the market continuously since March & we have never got a better offer or hardly any interest other than the current offer.


The land market for property like this here in North Florida is basically dead.  The subject property is a 17.85 acre vacant parcel.  There have only been 3 vacant land sales the
ENTIRE YEAR in the ENTIRE COUNTY in the 11 to 25 acre range! The 3 sales
average $3,277 per acre & the subject property we are asking for an
approval on is at $4,179 per acre.


With the number of listings we have in this same criteria, we have 10 years of inventory.


Getting this off the books now & closing this out is 100% the right & common sense decision. Please forward this to your supervisor. Please get me a approval on this right away!


Please review the emails below & everything you already have in your file. I am happy to help in any way I can or get any documents you may need for this.

We just got some slight interest in the property, only lead in 3 months!


With this, we did get the current buyer to raise their offer from $65,000 to $74,600.


Net payoff to the bank raised from $58,247.78 to $67,040.19.


File Closing fee to Meridian and RE commissions are not negotiable. We & title company are working very hard at minimal fees to get this done for Suntrust. Keep in mind this is a CASH deal
buyer, close quickly, and the property has been on the market & advertised
continuously since March with these as the highest offers ever generated. I am
very active in the local land market & prices are still falling & tons
of inventory.


This offer is good for 1 month, please submit to investor PRIORITY & let me know your/their response.

Chad - another no brainer. Looks like you're working with the same gal I am working with on another absolutely no brainer. 242 net to ST with payoff of only 255K. Buyer is walking within the next week if there is no answer. And sellers are prepared to file bk.

All I need is one person to say yes this is a no brainer - of corse we'd be nuts not to approve.
