I have been working a few Chase Short Sales recently and have found that
the negotiators are now saying they will go after a deficiency always
(as long as its
not a HAFA Short Sale or the seller signs a Promissory Note).

Case in point, we have a short sale where the seller had an approval 6 months ago with Chase that was to settle the loan, no deficiency judgment.  Now with a new buyer, but similar terms, we get an approval letter that states there will be a deficiency judgment.  I'm being told that Chase policy has changed.  I want to verify if that is true or has anyone gotten an approval letter where they settle and do not go after a Deficiency Judgment

Is there any way around this or do all short sale with Chase have to get a Deficiency Judgment now.  Thanks for the feedback!

I have an approval that is just a release of lien but I am playing hardball with them. I will let you know the outcome.
