Janie - here is the approval I got from Chase. The first one you would see they had the wording about reserving the right to pursue the deficiency. After negotiating the seller to bring $$$ to closing, the wording was revised in the 2nd approval letter and this is the one that was signed at closing. This property was located in Florida if that makes a difference.
Mind you, they are so backed up that my seller received phone calls from the collection department for the first 2 weeks after closing about making a payment plan to pay the deficiency and he faxed the approval showing it was settled in full at closing....
