I am a buyer who has been lender approved since March. I did everything to make a 6/30 close possible, even doing all diligence beforehand. BOA finally gave a verbal approval on 6/16, but to date the written approval has not been issued, even after alleged escalation.
My agent is now submitting an addendum asking for $15K to credit toward closing cost, termite fumigation and plumbing/structural water damage, in consideration for BOA's inability to make three closing dates (3/30, 4/30, and 6/30) causing the buyer to lose $18K in State and Federal credits. We are now extending a close to 7/15.
My question? Can this addendum be successfuly negotiated with BOA? Has anyone asked for and received anything like this from BOA? I did read somewhere that someone did succeed in getting BOA to pay closing cost, but am not aware of any other success stories. HELP. Please share your successes so that I do not give up my last millileter of hope and walk away from my dream. By now I had looked forward to hanging my American flag on on the front for Fourth of July *sigh*. What a dream.
If it makes any difference in the negotiating. This house has been on the market for over 9 months and I would be the third buyer to have been in a holding que and walk away.
