Hi, we have the 2nd with Green Tree and we keep getting routed to a collection agent that is assigned to the file and she refuses to transfer file to Loss Mit and demands that we keep making payments.  Does anyone have a solution for this situation?  Your input is greatly appreciated.  Thanks!

Yes, I did get it pushed to loss mit finally. Basically I let it sit for a couple weeks and then just basically gave an Oscar caliber performance to the collections agent that "they cant afford it, they want to pay it if only they could. Please help them out and send it along."

She then agreed to do so. I think they dont like to sit on the files, so once it sits for a little if they dont get a payment they want it off their account and move it forward.

By any chance do you recall the rep you spoke with?  In my dealing with Green Tree I'm finding they only have maybe 4 actual agents and none of them appear to be to responsive. 

The rep in collections I had was Renee. Here is the latest as well. The file went to loss mit and then they kicked it back to collections because no payment was made and they felt that the borrower could afford it. They specifically mentioned that the borrower is spending over $500/month eating out and that this could have gone to the payment. We'll see what happens from here but they are clearly closely scrutinizing the financials.

Hi Diana,

Yes, we are getting ready to close escrow. It took a few weeks of really explaining to the collection officer that they didnt have any money and then she finally transferred it. She warned that they may kick it back to collections which they did one time, and she submitted it right away again and then we seemed to get a VERY good negotiator who got us the approval in just a matter of a few days.

I told her they dont have money and it seemed to fall on deaf ears. Called again about 1-2 weeks later and told her the same thing and then it was transferred. I did have to plea with her a little bit and she really went through their bank statements so make sure they ACTUALLY show a financial hardship or it may stay in collections.

Glad to hear you were able to push it through. The lady assigned to the file from collections, T.J, is absolutely rude and unhelpful. She told me that without them being current on their mortgage, she would not push the file to loss mitigation. I let her know that a different rep told me them being current would prevent the bank from reviewing the file for a short sale. Greentree is the second mortgage. Do you know if this is true or do they have to be delinquent. Also, do you have any contacts to the bank who would be more helpful? 

Just wanted to update everyone as we all seem to be having problems with Green Tree.  This is only the 2nd short sale I've done with them.  The first one was about 2 years ago on a 1st mortgage, and I remember them being difficult, but this is a whole new nightmare.  On the one I have now it's a 2nd with Green Tree- back in December I couldn't get the file pushed through to loss mitigation.  I ended up mailing the whole package to someone named William, and that seemed to do it.  The negotiator that was assigned was Renee.  She told me that Green Tree wanted a $6,000 cash contribution and $7,000 prom note.  We countered with a $2,000 cash contribution about a month ago and have been trying to get ahold of the negotiator ever since.  I finally got ahold of someone name Alisha who is the account rep.  A couple days later I received a message from Renee saying she tried calling me on 3/20 and has since closed the file.  I have been calling every other day and getting her voicemail, which has been full, and also calling the main line, AND for the last couple of weeks the account rep.  I have yet to hear why the account was closed, but the account rep is trying to help.

Do you have the contact information for William? Or the address to where to send the package? They are a nightmare and just are not willing to work with anyone. Any advice would be appreciated.

Diana- the address I sent it to was 9119 Corporate Lake Drive, Suite 175, Tampa, FL 33634.  I'm not sure if this is where all packages go, or just the ones for Florida- I was given the address by William Morris- his # is 800-258-9230 x 65135.  There were several occasions where I would call, he would pick-up and say please hold (or sometimes nothing at all), and then after about 10 minutes "click."  I left a few messages for the supposed regional supervisor, Eileen Bell- her ext. is 65104.  Let me know if you have any luck as I just found out one of my other deals just got transferred to Green Tree, too.  Here we go again...
