They do not give full commission if you don't double end.
Simply have the buyer pay you commission on his side of the transaction.

I closed on a Wells short sale on August 26. I had the listing and then brought the buyer. I received both sides of the commission for a total commission of 6%. We had approval in 60 days. We first received a counteroffer from the negotiator asking the buyer to raise the offer by $1000 and asked the seller to sign an interest free note for 8 years (can't remember for how much, $10,000, I think) or bring cash to closing. We responded by telling them that the buyer had recently lost one ss in the neighborhood because it did not appraise and we based the offer on that appraisal. The seller refused and we explained that she did not have any money and the little she did have was needed to move out of state to be close to her son. It was a medical hardship and she needed to live closer to family for support for her condition. Within a week we received an approval of our original offer including the 6% commission to me. In hindsight, it went pretty smoothly.
Yes they will pay a full commission, it just depends on the investor. Who is the investor? For me, seeing that you have a cash buyer, I would worry less about whether or not you are going to get full commission and take care of your seller and the cash buyer. You should get more referrals than you can imagine by taking care of both of these people and will make much more down the road instead of worrying about a few dollars in commission now.
