So, what is the break down of the Oakland County Michigan housing market anyways? We have all read the articles, watched our CNBC and local media outlets. We have heard speeches from Bush and Obama, Granholm and John/Jayne Q Taxpayer; now here are the numbers. As…

In my ten years in general residential brokerage in the Lake Norman area of North Carolina I've seen a major change in the way I need to plan my business. In our region, which includes the Charlotte area, we did not experience the "bubble" to the extent that of other areas of the country did except for the Lake Norman waaterfront community which had a 29% price increase in 2007. Generating business in multi million production numbers was accomplished if one stayed focused & directed…

Now, Wells is reporting that they WILL allow one (1) foreclosure postponement on a short sale if the following conditions are met...
1) Wells Fargo has an APPROVED short sale…

Flash back to summer 2009. 11XXX BridgeCreek Dr in Riverview was listed for sale (short sale). The owner could no longer afford to live there, so he moved his family to the panhandle, and left his home in the care of the listing Realtor. The home was empty, the power was off, and the pool started to resemble more of a swamp then an oasis. As the year dragged on, the house sat lonely and empty, no showings, no offers, and the price kept being reduced to try and force a sale. When the listing…

The National Association of Realtors has reported that pending home sales have increased 5.2%, which was mostly unexpected by some due to the dramatic drop of home sales in July....
Was it that unexpected????
Not really, in my honest opinion. In our local market, we saw a gigantic increase in pending home sales during the month of March. No big surprise since buyers in most markets took advantage of the tax credit - especially at the last minute. Simply stated,…

This spaciously beautiful 4 bdrm/ 2 bth brick ranch with a finished partial basement was originally purchased with an FHA mortgage for $131,000 in 2006. We were able to get the sellers into the FHA Pre-Foreclosure Sales Program and successfully sold the home for $49,900. The sellers received $900.00 back at closing to assist in moving expenses AND A FULL…

For years, the term “short sale” has been the antithesis of the real estate market….from holding your breath for seemingly an eternity waiting for a loss negotiator to let you know whether or not you’ve reached their “golden figure” to wondering whether or not the listing agent is acting as an automatic offer vessel funneling as many offers to the lender as humanly possible. Let’s face it, for…

Las Vegas has been known during the past 2 years as the “Foreclosure Capital” of the country! And, that is accurate. I have not written very much recently about our Las Vegas real estate market, but, rather, I have devoted the past 15 months to marketing and selling REO/Bank Owned properties. This market has exploded, and my office has sold more than 150 foreclosed properties just in the past 6 months! We are now transitioning into Short Sales, which are an entirely…
