Late Payments Are Typically What Have the Major Affect on a Borrower's Credit

Your Credit Score

When you foreclose on a home your credit will be altered for about 5+ years, to say the least. However, when you do a short sale your credit is also affected, but for a much shorter time period and less damage is done. The truth is there is no concrete answer as to how many points it will affect your score. Every person has his or her own FICO and each individual’s score will vary. What I can tell you is the late payments are typically what have the…

The Mortgage Debt Relief Act of 2007 is set to expire!!

The window is closing rapidly on one of the most important tax-relief provisions enacted by Congress during the housing crisis to help financially strapped homeowners. A Cape Coral, FL Short Sale Success Story On A Listing That Came To Me In An Unusual Way

Over a year ago I had buyers interested in a short sale listed with another agent.  We submitted a strong cash offer to the listing agent and received an executed copy of the contract back.  Then we waited and waited and waited some more.  When we couldn't even get the listing agent to return phone calls the buyers decided to cancel the offer and purchase another property.

Fast forward to November 2011...I receive an email from the seller of the home my buyers canceled the…

LBPS/Seterus using 3rd party group to negotiate short sales and it only cost us 1%!

How clever some of these companies that keep popping up claiming to be our good buddies and stick with us throughout the transaction.

Something didn't sound right when I started questioning the guy. Sure he said he was with the National Group(s) or something. When I started to ask how they got paid he let me know that they get a 1% fee and that commissions are reduced to 5%. When I pressed about how they intend to get around Fannie Mae's guidelines that they're not allowed to reduce…

BofA Twitter Help Team Rocks!!

Hello All,
