What are your opinions/experience with banks allowing relatives to list a short Waldo.

Hafa - Seller concessions

I have a GMAC approved HAFA agreement, But they will not pay buyer's closing costs. Closing cost were added to approved price, netting the bank want they need. Any advise would be appreciated.
