Sorry to hear your horrible experience. You would think they would want to cut their losses. In my case not even a negotiator has been assigned so far. JUST TRAGIC. Hope something comes up soon else I will just withdraw the offer and be forced to move on.

We just went about 3 months with no action on an offer with these clowns. We had a negotiator that was just HORRIBLE. Would not return calls, emails, nothing. We begged and pleaded with them for weeks to give us a different negotiator. They gave us lip-service, so we pulled the file hoping it would get assigned to someone with a just a little more work ethic and common decency. Ended up with the same loser. Begged and pleaded some more and FINALLY today, got assigned a new person. So we've just gone the last 3 months not only with no answer, but no forward progress to speak of. Some people have really good experiences with AHMSI, we have not. I think it depends on who you get on the other side. Be assured that it has nothing to do with the fact that you do not have a date contingency in your contract.
I am not an agent, just a buyer trying to buy a property on short sale (in NH) with AHMSI. It has been over a month since the selling agent has submitted the paperwork (short sale package) to AHMSI and we have not heard anything back from them. My agent keeps calling the selling agent and there are no updates from them. The selling agent tells us that there are no updates from the bank and that a negotiator has not been assigned yet. Is it typical? After reading all the posts here it seems that by this time I should have heard something from the bank. I did not put in any date contingency. Is that the reason why it is taking this long? The selling agent informed us that there are no 2nd mortgage/liens. What is the current time-line for short sale with AHMSI? I am getting frustrated and thinking of canceling the offer. Any suggestions?

that's a great question, unfortunately AHMSI seems to make this practice as obscure as possible. I heard about it here, and had a clause covering it added to our short sale addendum by the attorney so I didn't need to blind side the buyer.
My guess would be that some investors don't allow AHMSI to charge this fee, because it eventually just eats into the investor's net AND it probably kills off deals with buyers being surprised by this fee. A knowelegable buyer will reduce their offer by 1%, a surprised and frustrated buyer will walk.
On mine the investor was listed as Deutche Bank as trustee on MERS, and I haven't gotten back a response to my QWR for more investor info yet. Who were the investors on your last two deals with AHMSI?
