We've been working on getting a 2nd offer approved by IndyMac. The 2nd BPO was done December 1st. The IndyMac negotiator (Jennifer Bowman) is not responding to inquiries.

I just found out that the Loan was assigned to Deutsche Bank a couple of months ago.

Can anybody explain to me how is it possible that IndyMac seams to be processing the file? Or are they all one?! OneWest Bank, IndyMac, Deutsche Bank...?

I am lost.

I know about the Deutshce Bank Group, Jim, but there is not much info and participants there.

I am with you, Harry... I understand Deutsche is "the investor" behind IndyMac, but why the loan assignment than? And most importantly do we need to try to contact Deutsche, or IndyMac is still servicing and thus can be legitimately working on our short sale?

RE the Deutsche Bank group, Agreed, there is not much there yet, the members of the DB group are posting information as we work through deals with them, hopefully you will share your experiences with us as well. Deutsche keeps their information fairly locked up, so getting this information out there will help all of us.
DB is the investor and Indy Mac just serviced it for them, at some point in the foreclosure process DB took the property back.  Contact Deutsche Bank directly

Funny thing is that Indy ordered the 2nd BPO and asked the Buyer to fill out the Prospective Purchaser Info form AFTER it went back to Deutsche, and now I just got an answer from the negotiator saying the file is in review with the Investor. ???? Makes sense?

Now, the Buyer just walked (can't blame him - it's been a year!) so I don't really have what to go to Deutsche with, so I decided to see if Indy does send us an approval (?). WHat do you think?

I recently received an approval; fast one at that, from IndyMac/OneWest which was a Deutsche Bank investor loan. The interesting thing about this particular short sale was that it was handled by an outside company, Service Link, which handles and negotiates loans who are w/ Deutsche Bank investor. My negotiator, Michael, was the one that disclosed this information to me. Is this file being handled by Service Link...?

No, Jennifer, I have not heard of Service Link. Could you, please, share their contact info. Maybe they are the straighter line of communication with Deutsche?

Patrick is Great! He responded right away and cleared some questions for me. I think I am just overly paranoid because I am not in control of the negotiation (using 3rd party - last time!). I apologize for such a delayed response to you - my Explorer was refusing to open this site, so I finally had to switch to Firefox....

As far as the file... It is still handled by OneWest & they just sent an appraiser. Looks like we are getting somewhere (hope it is the right place...)

Hi Marsha...that's great to hear! You should really consider using Patrick if you don't want to negotiate on your own files. This will allow you to do what you're best at...marketing and prospecting! I've been able to spend a tremendous amount of time on getting more short sale listings b/c I no longer have to negotiate my own short sales; especially, when I trust Patrick completely! He's closed countless short sales, I believe over 100 now for me and my team!
