I have been a transaction coordinator for a small RE office, I was let go yesterday due to affordability. I have gotton 9 out of 11 deals closed with numerous banks in last 7 mo. I was a licensed realtor from 2005 to 2010. I was doing short sales before they were the norm.

I would like to start my own company and do it for all agents, any suggestions would greatly be appreciated!

Go for it Mary.  Get your license again and then make sure you follow all the short sale negotiation laws in your state.  You may have strong contacts already of agents who will refer business to you.  I would also work with a RE lawyer to set up all your forms, agreements, disclosures etc.

We are actually hired by homeowners, although, many Realtors, title companies, law offices, etc., refer to us.  You will have to work out the best structure to get paid too.  3rd party negotiators in my area all charge differently.  Some charge RE Agents commission, some charge buyers, lawyers/title companies charge up front fees, some charge and take it out of the proceeds so you have to see what works best for you.

You might also try contacting some of the larger offices or teams in your area to find out who needs your services.  We are seeing a trend of larger teams bringing their short sale negotiation in house and doing large volumes of short sales with their own team,  you may be able to cut a sweet deal and become a partner of a high volume producer.
