All docs have submitted to WF...cash buyer ready to close...and WF has fallen silent...any suggestions?

It is all about getting to the right person...you need to call in and be super nice..overly nice...and plead for help..I find that tactic works better than calling in mad and demanding results...we are pretty much at their mercy...I have to stay on top of all of my ss that have f/c...anything can happen once you initiate it...call in and see if you can talk to the person handling the file...if not ask to have it escalated....usually you can get pretty far with Wells Fargo....hope this helps...Sometimes you have to play a role to get what you want....you shouldn't have a problem getting the f/c postponed

I have heard of agents  that have gone to the judge that handles the foreclosure sale, with copy of the sales contract and other  paperwork, and when they have asked the judge to allow more time for the short sale to go through, the judges usually postpone the sale 

I hope you won't have to go this far..

Update...my short sale was approved on Thursday...Background info. I orignally had an offer...WF took so long to counteroffer with price Buyer walked...once WF gave me a price I managed to get another cash offer within 48 hours (time frame I was given to respond to the counteroffer)...sent in all the docs on a Friday but WF has a "secure email" system they responded with that won't allow you to open on an IPhone which is what I have...I was out with clients that afternoon and didnt have my laptop open. Once I got to the "secure email" after hours that night I discovered that our short sale had been denied due for 2 reasons 1) offer amount was less than $1 rounded up off from the net amount required from investor (due to quick turnaround time) 2) POF was more than 60 days old...it was a quarterly statement and the next statement wasn't due to come out until the end of June...Buyers were willing to get the required docs which they did and faxed to me the following Monday and we adjusted the price back down to less than $1 differance. Still denied...so I began a daily campaign of of emailing the negotiator who denied us and faxing to the Liquidation Dept daily that I had a cash offer willing to close as soon as we got an approval...and there was no reason to allow this to go to foreclosure with a cash offer on the table. It took about 5 days but the negotiator finally sent me an email that said she had sent in a request to stop foreclosure process...I was then assigned a new processor who began reviewing all the docs I had already sent in and was sent a notice on the 29th that the foreclosure proceedings were halted and that our offer was accepted...Here is the kicker...the sales price they required is the price they rejected on the first attempt...nonentheless...the foreclosure was halted and we are scheduled to close on July 15. I seemed to get the most results from the faxes to the Liquidation Dept...Thanks for your advice and support...
Many of the low level employees dont have the authority to make those decisions.  Escalate it to the VP of Loss Mit or higher level.  My last file I was under 1 week and denied and extension.  I faxed and FEDEXd the whole package to the CEOs office with reasons why they should look at the offer.  It was approved to be extended within 2 hours.  You can sign up for Jigsaw.com for free and get thier email and phone number.  Good luck!  ColoradoBarb

I have my 1st Well Fargo short sale using Equator. I am having technical problems that I never encountered using Equator in the past (for Bank of America). Messages are not being sent to my email, have to keep signing in to find new tasks. Tasks assigned with very short deadlines, deadline on a holiday with no support. System errors occurring with document uploading. Hopefully Wells will work this out soon.

Hi Kathleen,

I just completed my first short sale through Equator and it was relatively painless except the WF processor and negotiator were  both new at it, so I kind of had to teach them.  But they were really nice about it.  The biggest bummer is that you can't attach any documents to any message or the library unless they specifically ask for them in a task.  The way I've gotten around this issue is to email the WF person outside of Equator and let them know what you tried to accomplish inside Equator but were not able to.  Be sure to tell them why you couldn't do it.  Then they will at least get  your request, and if enough people do this, they will hopefully fix the technical and practical issues of Equator so we can all get our short sales done faster and more efficiently. 

 

BTW, I hate their secure email system, don't you?  3/4 of the time when I open an envelope, I can't get back to my inbox and have to reopen my whole hotmail program.

 

Yes, their secure email system is the worst!  I can't open messages at all so I have to forward the message and they send me back a link to open.  When I go back to review the email again after a few days the email has expired so I have to find the original and forward it all over again.

 

It may be secure, but it sure is an inefficient use of time!

 

I just got an approval from WF and I have to say it went very smoothly.  The short sale ended up going HAFA and I was pleasantly surprised.

Did you submit via Equator or fax?  Have you made the formal request for postponement to the investor through WF? Have you checked with the foreclosure attorney to see if the FC has been postponed.  I have had at least 4 postponed without WF even letting me know that had notified the attorney.  WF has been incredible about postponing here in GA - Great.

WF still working their way through EQ and a lot of things are falling through the cracks so I am not depending on EQ. I work through the SS number for WF more often than not. 

Right now not all Wells Fargo short sales are going through Equator, my wife has two that she had to fax to Wells Fargo and was told it was not a file that could be done through Equator, just fyi.
