With regard to your inspection period commencing at seller acceptance (not short sale approval), did you just include that in the CAR/RPA form? I love this idea. I've seen buyers hang enough paper around town with multiple offers just spinning the listing agents' wheels to no satisfactory short sale ever coming to fruition while a committed buyer couldn't make his offer as there was already an accepted offer from a paper hanger.
