If You’ve Decided to Short Sale Your Home

If you’ve decided to Short Sale your home, you must find an agent who has the experience and credentials in today’s short sale market. Some questions to ask: How many short sales have you closed? An experienced short sale agent should have closed at least 20. Your short sale agent should know:

ü Authorization to release

ü Collect complete mortgage information

ü Able to negotiate with multiple lenders

ü Contact your lender's loss mitigation division

ü Title search

ü HOA fees (overdue balance)

ü Prepare a comprehensive short sale package for the lender

ü BPO, providing necessary comparables to submit to bank

ü Repair estimates from both seller and buyers

ü Maintain regular communication with lender and seller

A short sale is a process that can be complex and is undergoing changes as banks streamline the approvals. You need the right Short Sale listing agent working for you, it would be best to seek out short sale specialists who will fight for you and succeed...

    i love this post! I have a question. How on earth does one get past all of the "PRIDEFUL" agents and investors in this business? we are literally trailing an area that either does them, by agents way, or has never done them, and act like they do! WE HAVE HAD several brokers, well known in our area, to call us in and make us think they are going to brings us leads, who out right lied to us! HAvent heard from either of them and they are not answering their calls! at the KY real estate meetings, I heard that this area was rough to break through. SO far? most agents and investors and brokers, act like we are taking their business or that we dont know what we are doing!!! We do have two agents that we are working with. One is great, laid back. The other is nice enough, agressive, and seems to want to run things, as she said she was taught.??! anyway i think you get my drfit. How do we break thru this..........thanks.
