Deutsche Bank National Trust Company as Trustee for JP Morgan

I am trying to collect unpaid maintenance fees on a foreclosure that was granted to the Plaintiff on October 1, 2010. Deutsche Bank National Trust Company as Trustee for JP Morgan  has been designated as the current owner. I cannot find online anywhere in the public records the issuance of certificate of title. Unpaid HOA dues are over $10k from the previous owner who had a suggestion of banktruptcy filed after the foreclosure process had started. How do I go about collecting these unpaid maintenance fees?

I work as a Collections Account Manager for the Association that the lender foreclosed on the previous unit owner last year. The unit is empty and unattended for. Currently, it is not listed at all on the MLX or other sites. I found a fax # for Deutsche Bank in California and will be submitting to them the demand letter and unit ledger. If they ignore it, I will file a claim of lien against them and have it recorded. That way, they will be forced to contact us or the Association.

It sounds to me like you represent the beneficiary and apparently after taken property back through foreclosure, you have discovered existence of lien(s) potentially clouding clear title and filed by the HOA. Is correct? As for verifying Amy HOA recording, I'd suggest you get a preliminary title report or ask a title to check the chain for you and send you copies of any lien(s) outstanding snd if they are HOA related, you may need to pay them nonetheless, from what I hear, HOA's are not flexible or very cooperative and often seem to be very stubborn, when it's amounts that are due them. Now that "big" bank with deepers pockes has taken property back after foreclosure, why wouldn't they pressure you instead for payment. You will want the property sold right not sit on it and I would think you would maintain your recourse against previous borrower. therefore you pay and follow up on suing borrower later after this is cleared up
