Just because someone filed BK doesn't necessity mean they can no longer afford the keep the property.

Wendy - doing a short sale with a BK is relatively easy. According to BOA, they are not allowed to ask for any documents.  I have two in the works now.  Any specific questions?

@Miriam, the 4506T is for the bank to verify that what the client is telling them is the truth so that is why some negotiators want you to check all the boxes, just because your client is saying they file doesn't mean they did and the bank just wants to verify that, it is not a big deal.

I am doing a short sale where the Bank is requiring a 4506T and insisting that every box on the form be checked.  #7 is about verification from the IRS about non filing and my client has filed and can't check that box - any suggestions?

I have 2 BofA Coop Short Sales, one loan and turning into a nightmare, not progressing. One with Default LLC and one with REDC. Does any of you have contacts to these two 3rd parties? I cannot even call on the phone,because incorrect and  email address in Equator are also incorrect.

Has anyone does a Bank of America short sale after seller filed bankruptcy and included the note for the property?

Sue,  I had a huge issue with Equator over a four week period.  My documents supposedly "disappeared".  I had to upload all the documents 3 times before they "got it".  Then once everything was in and I was getting my updates all of a sudden I get all these requests due to "missing documents" even though they had been uploaded and I had called to verify they were received.  The entire month of June anything that was uploaded in Equator with both Wells and B of A had issues it was an absolute nightmare and so time consuming.

 

There was really nothing on the screen that I could have done a snap shot of to prove to the other Agent what was going on.  I was almost too embarrassed to even say anything because I have had so many problems with this file that I wouldn't believe it if I was on the other side.

To be fair to the other agent Sue, it sounds like the deal you are involved in may be a BofA coop.  The process may have started with another company like Default Servicing instead of Equator. 

In some instances, it may be a month or two before the negotiator at Default Servicing switches over to Equator.  It is at that transfer point, or within another week, that the agent is asked for buyer's social security info, address, phone number, etc....  So it may very well be that this file is being diligently worked on.  What you may be seeing is part of the BofA Coop short sale "process."
