@Kylee Yes the foreclosure happen 7/18 and HUD told them to rescind. The foreclosure attorney as of Wednesday 7/25 provided additional information to BA per my conversation with them on Friday and they did not have anything further from BA.
Dean, that sounds like the foreclosure already happpened? If the occupant is being told to move or eviction will proceed?
Really need help. Have used twitter and escalation tool email twice in the past week and no response. Maybe I am not tweeting the right information or something. Guessing the reply would come back to me in Mentions or DM?
Anyway HUD told BA to issue PFS and continue Short Sale. BA emailed HUD and said their request denied. HUD told BA to rescind or claim block would be placed on loan. This was on 7/18. Have called foreclosure attorneys four time, called BA REO who had no information on. Emailed HUD again and no response yet. Today homeowner received letter from foreclosure attorney to move in 10 days or eviction would proceed. Homeowner is on disability and can not move in 10 days. HELP! Now what? I have no idea who to talk to at BA at this point.
@Erik - Of course, there would be fewer issues if they didn't constantly change their forms. We all went through the spate a couple of months ago where the forms were changed mid-stream a few times. It's happened in the past, too. It just adds chunks of time to processing.
@ Wendy, Thank you. I was at a BoA seminar yesterday and they said the same (to always use the forms from the site)
Note - We've changed the forms for this group to link directly to Bank of America's online documents for the third party authorization, short sale addendum, agent certificiation, etc. Bank of America has requested we link to their site instead of hosting the form, since they are updated frequently, as you all know.
Just a note - you can copy the emails in EQ, then compose an email in your system, then paste the EQ email. I prefer forwarding the No Reply from Bank email sent to my email, then copy and paste the EQ in that. Then everyone knows. Ex:
Then copy and paste the info in the EQ email system.
@ Sheila, Thanks for the suggestion about having the listing agent print out some or all the emails so I can see progress. Just feel so in the dark and not trusting when the listing agent won't call me back (and I've been leaving them alone since I know the progress is slow and calling the listing agent weekly to hear "no change" does nothing.
@Helena, thanks for the BPO insight. I thought if we knew the value was close to the contract price, this would be a good sign or if it was way, way too high, then might not be worth waiting to hear. This is probably why they don't share that information!
Sue, no the BPO is not displayed and very rarely shared by any lender unfortunately. If you want to know if it is complete, the authorized agent can contact BofA or there is a message that says valuation complete and a paragraph on what that means.
Quick question from buyers' side agent. When the BPO is complete, is it posted in Equator so that the listing agent can see the value? Does BoA stick to the BPO as the lowest price they will accept? Thanks.
