I was just told that as of last week, Nationstar is using the equator system. Can anyone verify?

They finally sent someone out to the bpo last friday (1/21) and the locks were changed. She has not been able to complete her order.  Everytime I call hold for about 20 minutes then I hear their operators for a split second and get hung up on :(

What do you mean "the locks were changed?"

I'm pretty sure it was nationstar, this is not the first time I've had the locks changed by a bank on one of my short sales here in AZ. They came out and did an occupancy check, (it's vacant). Owners moved out of state for a job. The vendor they hired to do the occupancy check put their sticker on the window.  My lockbox is missing too.

File a POLICE REPORT regarding your STOLEN lock box. YOU have a business arrangement with the lender/servicer and equator, you have a business relationship though the seller as well.

THe property is NOT and never was abandoned, it was vacated ONLY. How many homes have you shown that were empty of residents?  Probalby 50-70%! Just because a house is empty does NOT make it abandoned.

The removal of your property placed there under MULTIPLE agreements from ALL parties and the REQUIREMENT that you list and show the real estate and to make hte property NOT showable by changing locks is THEFT.

File the police report IMEDIATELY.  THis is very important. Do not take a "NO' or "This is a civil matter" from the police or sheriff.  THis is clearly THEFT and vandalism.

If the property is listed and has a sign it can NOT be considered abandoned or every house for sale could legally be taken by the lender instantly, or occupied by adverse posession toward quiet title!

I would take this VERY seriously. The company who did this violated your contracts with the seller, equator, and the lender/servicer.

There have been arrests nationwide for this, including felony tresspass.  Many owners go away for a weekend and come back to changed locks as well. Arrests have been made, banks and lock chnagers both have been sued and lost over this.

I finally got through to someone, it was loss mitigation (not short sale dept) but he gave me our negotiators extension I left her a voicemail. It took me an hour to get through to a live person, and she (my negotiator) left 30 minutes before I got through to her extension.  No response about the locks on equator yet.

Just another update:

 

Suntrust changed the locks, not nationstar. Good times :) The owner put new locks on it.

My Citi short sale was transferred to NationStar in October, right when we thought we were about to have our offer approved, & I had to start all over again, & initiated my 1st NationStar account into Equator on 11/18.

 

There is all kinds of confusion going on at NationStar. I know my way around Equator better than my NationStar negotiator does, who acts like a DMV employee on a bad day, with the office air conditioner broken!

 

At my negotiator's request, I had to upload the offer & fill out the worksheet SIX times before 2nd level Equator Help got a hold of the NationStar negotiator, @ my request, & set her straight on procedures.

 

Our FMV offer has been sitting for a total of 2 months with no decision. My clients got the NTS posted on their door on the day after Thanksgiving. The NationStar negotitator says "There is no Trustee sale scheduled."

 

I scanned & uploaded the NTS & the NationStar negotiator wrote back "Once again, there is no Trustee Sale scheduled" despite having received the notice!

 

I contacted the Trustee. They say NationStar directed Citi to direct the Trustee to file the NTS, despite what the negotiator continues to say to the contrary.

 

We shall soon see if NationStar will review the offer, & give us an approval, & then an extension to close...or if we go down in flames on 12/20.

Hey Amy- What is the number you're using for the short sale dept? I'm just wondering if it's different than the one I've got. I was given a direct number to our negotiator and when I call it, it's for a company called "Cruises Unlimited" or something. Whatever it is, it's not Nationstar short sale dept. I've had my file under "holding" on Equator for over 3 weeks now with zero response via email from my negotiator, so, I'm trying to see what's going on. All the docs have been uploaded since then, as well. Frustrating.

I just checked and our negotiator doesn't have direct line (as a separate phone number). It's the same phone number and we enter in her extension.

Thanks, Amy. The number I was given was a digit off- I just left a vm for the neg. Hopefully I'll hear back. Do you ever get any correspondence via Equator from your negotiator?
Also, just got the negotiator info on Equator and got his direct line--and he actually answered and I got the net we need. (Makes me wonder how long they've had the number...)The direct line was 459-549- his extension. You might want to try that with your extension and see if you can get her to pick up. Just a thought. Thanks again.
