I have a question. If the 2nd party seller is not responding & has been unresponsive for months how do I sell a property in risk of foreclosure? Any information would be greaty appreciated. New Jersey location of property.

I have been trying to contact the other party on the deed & he ignores any & all correspondence. Is there no other way to proceed without foreclosure when a buyer is truly interested?
You'll need them to cooperate to complete the short sale. Are they on the loan or just on title?

not on loan. name is on deed along with mine. I have been trying for 2 years to reach this person & does not respond. Moves often & no forwarding address. Thank you for replying.
You'll have to locate them one way or another. If you do locate them it may be wise to entertain them quit claiming their interest.

Brian, I wasn't referring to a QT which is a different animal, and here isn't the appropriate action for removing a title holder, but is intended for errors, fraud, unreleased mortgages, tax deed properties etc. Here, a suit for partition basically causes a forced sale when two property owners can't/won't agree on a disposition. A local RE attorney of course will have the best recommendation.
