Tell the Buyer they need to increase their offer to allow for costs, ask Seller to contribute if able, see if the agents will contribute from commissions.
You can also escalate this, I would say with 99% certainty there is flexibility in what your negotiator is telling....
ALWAYS REMEMBER - -it is ok to say "not good enough", and, that negotiators GET PAID TO GET AS MUCH CASH AS POSSIBLE FROM YOU AND YOUR SELLER...again, don't be afraid to tell them NO to what they are offering!!!
