Hi All,

I would appreciate any input as to a method to escalate a denied short sale.  We 

received the approval to participate from FHA and then the short sale was denied due to non

compliance.  Neither the negotiator or her manager will respond to me and tell

me why.  As far as I know I provided all requested documents.  Any ideas as to 

who to contact to figure out what happened?  I do have a buyer as well.

Hi Kim,

If you have an FHA case number, you can contact FHA/HUD.

If your seller is current on their payments then that would be a reason why it would get denied. 

were you able to provide a hardship letter? I would call Bank of America and ask them why? Make sure you are speaking to them. I had one they denied and then got hold of B of a and they sent it back over to me as a coop. 

Lack of response from negotiator or manager for FHA at BofA is not very unusual - it may have nothing to do with your request for info.

Call the SS reps - they will look up notes and probably be able to tell you what the complaint is. If they are lost, I suggest you call HRD, put in the loan number and it will take you to the FHA CRM for the file. Totally separate department. Often, I get vmail there, but other times, I find someone intelligent and wanting to help. This is where they do the FHA loan mod junk required prior to an FHA SS - and that could be "non-compliance" - BofA has screwed that up in the past but is doing better in catching those in recent weeks.

If you get nothing reasonable, try tweeting @BofA_Help or calling the office of the president. Those people aren't SS techies and can easily agree that you should have been given a reason, so they can be helpful. Hopefully you don't have to go to HUD to get BofA to be civil to you.

This could easily be something simple due to an FHA requirement that BofA didn't follow, scrambled to you by the "normal" condition that you frequently get no response from BofA FHA negotiators and managers. So, keep the aspirin handy, but you may find it is something quite fixable.
