I have a short sale approved, we go through escrow and everything is fine.  I send the negotiator the final HUD at the appropriate time.  Nothing happens.  Now I cannot get a hold of the negotiator.  We are ready to close and have had to return the buyers lenders funds as we cannot close without HUD approval. 

I have been working with Twitter team and they are responsive but I still don't have the HUD approval.

The buyers lock expires today and we need to fund and close today.

ANY Escalation advice would be greatly appreciated!

Did you go into Equator and message all the possible contacts, i.e. vps, etc.  Often times they will respond with a message that has their supervisor's contact info on it.  Also call main line to short sale department 866-880-1232.  They, often times, can get things set in motion for you.

I spoke with the main # and they couldn't get the negotiator or the supervisor on the line.

UGGGHHH!

Your situation sounds just like what I have just experienced. It sounds like you have been reassigned to a new negotiator. What I did was I contacted BOA short sale department and asked for the supervisor of my negotiator. I was later advised that the file had been assigned because the office had closed. Why wasn’t I notified like weeks before?  I was given the names of 2 people who were suppose to be assigned this file. Finally after 2 weeks of calling and tweeting, we finally found out who the negotiator is. Now to add injury to insult this negotiator advised me that the ATP expired and so did the appraisal. So guess what? He said he couldn't approve the final HUD.  I was advised we will now have to wait 30 days for a new appraisel and ATP.  I just contacted HUD today. 

 

 

I have 2 BOA FHA short sales that were supposed to close yesterday and this past Monday.  Both had HUD 1s in on time for approval.  Just spoke to a Manager in Jacksonville this moring.  Very nice guy--spent time talking to me, and was honest.  He said my negotiator went home sick on Monday and hasn't been in all week.  He told me he has "no bench at all".  If they are out, the work does not get done.  He apologized, but basically told me we have to wait until she comes back.  This week, 4 of his staff have been out all week...Good luck
