Is There Anything Can Be Done With Suntrust Snails Pace with Short Sales?

After multiple fax attempts I finally just overnighted the dang pkg to Suntrust 8 weeks ago.  I call them diligently once a week to find out where we are in the short sale process.  Every other bank I have ever worked with will at least give you an idea of how long it 'normally' takes for from receipt to BPO, or from BPO to approval, etc.  But not Suntrust.

 

Does anyone have any hints, tips, guidence on dealing with Suntrust?  Does it help or hurt to have the homeowner call in and complain or cajole?

 

Any advice is appreciated!

Suntrust is SLLLLOOOOOWWWW, I did close a short sale with them last month - after almost a year of the process and going through 4 different buyers and then ended up closing about 2 days before end of redemption.  Keep calling - you will eventually have a negotiator assigned and then should be fairly smooth sailing.  They just don't have their process very well in place yet, but once you are assigned to someone they are pretty good about getting back to you.

They told me last week that I had been assigned a negotiator, and even gave me his name.  But it seems like I am going backwards now. 

 

Do you think it would help if I had the homeowner call in to customer support and complain or demand or whatever?

ALWAYS depends how long they have had the file, and, who the Investor is on the loan.

 

Generally speaking, if it has been more than 60 or 90 days, time to escalate your file.

 

Keep in mind as well (insider stuff), the average length of time for most loss mit. persons is 2 to 4 months, THEN, they quit.  When this happens, your file will get sent to someone new, and, you CAN lose all that time you have been waiting, unless you escalate your file and speak to the right person.

 

Blah blah blah....I could go on and on.....what it seems you need to do:

 

1 - talk to your negotiator's supervisor

then

2 - go over his/her head to corporate using your Suntrust contacts

then

3 - if you have NOT already done so, find out who the Investor is on the loan (you can contact me directly at [email protected] on how exactly to do this), and, reach out to THEM directly.

 

As with any short sale, you just need to hang in there, and, BE A TOTAL PAIN IN THE _______ until your file gets to closing!!!

Did you get a negotiator yet? If not call me Monday I have a file at my office  ( dont have it with me)that this happened to as well and I was able to figure out a sneeky  way to get his email address (I need my file for details) and it has worked many times for me since then? My cell is 6026211428. Once you get your negotiator via email its pretty smooth from there. Call me if your still needing help.

I just started my first short sale with Suntrust and not too excited about it after hearing others' experiences. I sent in the  package and they confirmed they have everything they need (so far) and gave me the name of my negotiator.  I asked for her contact information, and they said they don't give that out...that the negotiator will call me when they need something. Has anyone had this experience?  This was about a week ago and no one has contacted me.  I just tried emailing the person with [email protected] but it came back.  Any suggestions?  Thanks.
I got some results by having my seller call the customer support line and bitch at them to hurry up.  I got an email from the negotiator the same day.
