Does OCWEN ever postpone Foreclosure Sales? - Update: They do!

Homeowner frantically came to us to list shortsale. 9/27. Faxed Shortsale Package, Offer & HUDI - was told they would not postpone Foreclosure date of 10/14. Is there any way to escalate this?

Does OCWEN ever postpone Sales? They said 3 days to approve shortsale and then it would have to close by 10/13...any advice out there of how to proceed. Got 3 solid offers on the home for a 30 day escrow, 2 cash offers, 1 with a loan.

 

OK, so now they have postponed the 10/14/2010 Foreclosure date to 11/15/2010, a rescinding date of 11/12 that everything has to be complete/escrow. We continue on smoothing out the details and I will keep the group posted. OCWEN's interest is the investor, the consumer's interest is our side. Foreclosure will net the investor less than this shortsale and they have approved the shortsale. As long as we have enough time to unravel mixed up reconveyences made by MERS, this will close. Will keep you posted. No means "try again" until you have a "yes". It's like GS cookies....how many no's will it take for the "yes"?!/sale.....

From my experiance with Ocwen, they are not interested in assisting homeowners. I escalated my file to the Office of the President of Ocwen. I had a valid offer and they would not extend out approval for the buyers financing. The house was foreclosed on six months ago and now sits abandoned, full of mold and falling apart. I will never take another Ocwen file. The secretary for the company President told me "no" to postponements period. This is in Florida, not sure about your state.

Can you help me understand how a short sale will help the homeowner? My goal is to find a solution that keeps the borrower in their home. If that is not possible, then there is no meaningful difference between a short sale and a foreclosure sale. If you have a buyer for the property, we can always sell them the property post foreclosure sale. As it looks like you are a real estate agent I can understand that you are concerned about losing your sales commission.


I suggest you have the borrower contact Mr. Coykendal to see if there is any way for us to do a loan modification.

Yes, they just postponed a sheriff sale that was set for 10/12/20 and moved it to 11/16/2010. I had a great negotiator and I begged and pleaded. The reason for the delays was that we got an approval on Sept 15th and the buyer's lender just did not have enough time to get it cleat. My negotiator said that they would not postpone the foreclosure but she would try. I armed her with a letter from the buyer's lender stating what the delay was and a commitment from the underwrite with limited conditions.

I'm with you. I cringe when I see Ocwen. I won't take Ocwen if they are even remotely close to a foreclosure date. If they aren't too behind on payments I'll consider, but I know it won't be worth it.

Can anyone give me a contact at Ocwen?  I have a listing going to sheriff sale this Thursday - I need 10 days to get it closed and no one at Ocwen will talk to me about postponing the sale.  I have been told numerous times it is against their policy to change it once it's been scheduled

yes they have for me twice :)
