Started by Timo Ketola Oct 4, 2011. 0 Replies

I called today to initiate a short sale with Litton and they told me they are not doing any short sales until November 1st. This is the first I have heard of this, any feedback on this from anyone?

Does anyone have a list of docs that Litton needs for SS review and approval?  Also, is there is any kind of special Litton form(s) to be included?  ThanksContinue

Anyone had this experience? Litton is the first and gave approval, then I had to go to 2nd and negotiate, took 2 week, Litton's approval time for close of escrow is already running, and the NOS is currently set for July 30th. Now the Litton negotiator seems to be ignoring her promise that an additional 14 days would be given to close escrow, a deadline we can meet, and is now telling me the NOS date of 7/30 will stay, and the foreclosure attorney must be consulted with for the extension that seemingly was in her authority to give. There is no certainty ever with this transation. Yes, they're fast, and so was the 2nd, but we still needed reasonable time to negotiate and acted as fast as possible. It seems you have to tell them something at least 3 times, or they haven't been told. I'd love to know if Larry Litton is really at that e-mail address given below.

Ben, Thanks for the info. Couldn't get anyone to pick up their phone but sent an email. Hopefully they'll respond shortly. My seller has a foreclosure date set for June 28th. You think I'm out of luck on this one?

Jim, jus sent you some info., also, I know last time we worked with Litton they are one of the VEY FEW that actually PAYS their negotiators based on how many short sales they close....novel idea.......
Once you get to a negotiator, we found them to be EXTREMELEY helpful (because they get paid to close these things)

Ben,
Yes! It's driving me crazy! Every single number on this page or on their website that I've called asks for the loan number, last 4 of social security number, puts me into elevator music and then just goes to a fast busy signal! It's insane!

I'm having an issue with Litton. Short Sale was approved, but buyers appraisal came in $9,000 short due to the condition of the pool.

I supplied a pool inspection report to the negotiator and he is not willing to reduce the price any. He is willing to kill the short sale over $9,000!!

Does anyone have an escalation contact for someone at Litton that can make things happen?

ALWAYS ALWAYS ALWAYS ALWAYS (you get the point) insist on an interior BPO, meet the BPO agent on site the day of, and give him/her comps., copy of the sales contract and hardship letter, and watch how much better your BPO valuations come in......

THE KEY -- make it as easy as possible for the BPO agent to do his/her job.....(the hardship letter and "let's help this owner avoid foreclosure" adds personal value as well)
