As long as it meets their net requirements I don't think it matters if it's an owner occupant or an investor offer. Usually investors want to make such low offers they don't meet the net requirements.

When you say HUD short sale are you referring to an FHA or VA short sale? If you answer yes to my question then the answer is yes. As long as Kent indicated it meets their net requirements.

Thank you Kent & Esther.

The seller had an FHA loan and the buyer walked after I got an approval. I called an agent that works with an investor and told him what he needed to offer so the net will actually be slightly better then on the offer I had approved. I just wanted to make sure they didn't care whether it was owner occupied. That's very good news!! Thanks!
