I couldn't get the letter to launch but my knee-jerk question would be is your seller in Florida?

they may be spinning the incentive that is already available to sellers via the FL Enhanced SS

I'd love to see their "agreement/contract" with the seller...how can anyone guarantee an incentive?

You have GOT to be kidding!

Do you trust someone that cannot write a proper sentence?

Do you trust someone that promises you an illegal cash from proceeds on a short sale?

And what about all those professionals?  Is there a doctor in the house?

And where does the promised $4,000 for a two loan short sale come from?

It just makes no sense, sounds fishy, and you need to take it at face value knowing the requirements of short sale disclosures to the exiting lender(s) - as the promises in the letter fly in the face of what really happens in the short sale approval letter and closing rules process.
