Long story short....

 

Freddie Mac short sale with BOA, BPO done, everything moving along great, awesome negotiator, approval letter anticipated in a few days, buyer backed out. I called the negotiator and let her know that the buyer walked and that I had another offer. She said "great, we can pick up where we are since the offer is a little higher than the original one". She did a soft decline on the file in Equator and the file status moved from held to rejected. I followed the directions and went to place offer section and started the input of the new offer in the spreadsheet. I clicked save and continue as there was one other fee I needed to check on since the closing date would now be changed.

 

Then about 2 hours after that she calls me and says that the system would not let her do a soft decline and now I have to initiate a new short sale. I tried to go back in to the input sheet and the whole file is gone.

 

 Can anyone please give me some escalation information or some advice as to how to get this file back to her so that we can pick up where we left off.

I have reviewed that PDF several times over the last few months and I followed the directions to a tee.... I believe that the negotiator "clicked" something else after she had already done the soft decline and allowed me to put in the new offer. She was helpful but there MUST be a way to get is back to the point it was at.

Hopefully somebody has some info on this, I just had it happen Monday, same situation, and they said once it's rejected in the system they can not redo it or open it back up.  I had to start all over and input everything and hopefully investor will agree again once Equator is at that stage.

I think once they do a soft decline you can start the process where you left off. BUT if they "click" something wrong it is all over and you have to start over. What a joke. My only hope is that the negotiator that had the file will do what she says she will and check on the newly initiated file tomorrow and try to pull it or at least keep an eye on it.

You might need to escalate this issue to someone above the Supervisor, then you may still find yourself having to re-do everything.

Yep, try the twitter thing.  I just did - it did me no good due to BOA games, but the person was competent - too bad he works for the devil.  ;-)

If you want to see what you put in, under "my properties" SEARCH put 4 or so characters, at least, of the address and all the dead incarnations will appear and any live one.  Your spreadsheet should be in the last one and the status will be there - either transferred or unavailable, if you want to see what files are there, what tasks you did, etc.

Anything that BOA does with Equator is touchy.  Anything relatively new is even more so.  I have never seen BOA correct anything.  If they say you have to resubmit, don't waste time trying to get it fixed.  They do not know the term fix, except as in neutering.  Just always be ready to start all over at the drop of a.... BOA keystroke?

And, yes, it would make a lot of sense for them not to make you and their documentation people go all the way through authorization, delays, re-examining the documents, but that is what they do.  Say, simply copy the already approved docs to the new "file" in equator.  I can only imagine the same goes for their side of Equator - calculations already done, etc.  But that speeds the short sale and BOA is paid to manage files, not get rid of them.
