5 months in...the sellers agent sends me this...I need heklp folks...we have reached net price and conditions...I just think the agent is screwing this up royally and pride is getting in her way as I ask...CAN YOU PLEASE LET ME HANDLE THIS?  HELP HELP HELP

 

SEE WHAT SHE SENT ME...WHY IS THIS TAKING SO FRICKIN LONG? ITS BEEN A MONTH SINCE THIS PAPER ARRIVED AND WE MET THE STANDARDS...WTF

 Im not sure what your trying to say, do you mean that it took the sellers agent a month to send you an approval? Im from CT and worked wioth WF alot. Its hard and really all depends on how organized the file goes over(they hate peice mail) and also who the rep is sending the docs to the negotiator, I usually find once it gets into negotiations its starting to move extremley quickly. Im doing a deal with WF now ,they sent their property preservation team to change the locks without contacting anyone. the funny thing is the day after they sent the agent to do the BPO without acknowledging that the locks were changed. It took me 3 hrs to find out that they didnt actually foreclose but just decided to change the locks. Now the banks rep has 72 hrs to call me with the keys, that was a week ago. I still have no keys and the agent doing the BPO was still not informed by WF that the locks were changed. Well good luck and hang in there....
If it took her a month to send you the approval letter, I would call her broker in charge and report her.  That's pretty unbelievable!
UPDATE: this chic sucks...just called to tell me her people were denied for HAFA because they have an investment property...R U KIDDING ME...any of us doing this every day could have told her that in the beginning...so now to stay or go...cause we all know...this short package must be turned in again...as a normal short...OY VEY

The Realtor commissions is underlined as well as the 60 day window to close from contract execution date. Are you just having a problem with the closing date? It definitely shouldn't take this long. Is this a Freddia backed mortgage, if so, the Freddie Mac Single-Family Seller/Servicer Guide for HAFA actually says:

A closing date that is no less than 45 calendar days from the date of the sales contract without the consent of the Borrower and no more than 60 calendar days from the date of the sales contract without the consent of Freddie Mac

 

You can try to contact the HAFA Escalations group to see if they can give you any info, but I don't know if they will since you are the buyer's agent. [email protected]
