STOP IT with your silly requests for name affidavits, it has NOTHING TO DO WITH APPROVING a short sale. Use a little bit of common sense and realize that John M Smith is the same person as John Smith. No need for an affidavit.

Your approval letter was sent from my Outlook mailbox as a secured e-mail. It will not be attached to the equator e-mail. Equator does not allow us to attach documents.

Yep. I feel like Jeff and I run a parallel path in Short Sales.
Wells Fargo shut a file down on us because they said the seller had X liens on title. The title company in wrote on their letterhead NO those liens are NOT the seller's and we submitted it. They then asked for a NAME affidavit, which we were scratching our heads over and sent in, and then shut the file down.
Of course we had to escalate and resubmit at that point but I guess they needed a LIEN affidavit, which is NOT what they asked for and no one here had even SEEN one of these INCLUDING the title company, and when we asked for an example or assistance from WF, they couldn't help. - TG for Google. We found some stuff on the internet and made it up...interestingly it was accepted but what a waste of almost 4 weeks of time.

No kidding, I just had Wells Fargo tell me that they can now dictate what closing costs BUYERS can or cannot pay in a short sale. On top of this, there was no seller credit. Out of their minds.
Joe, I had GMAC do the same thing. We don't really push seller credits, but some sellers genuinely need them, but I'm in complete SHOCK when a SELLING lender starts to dictate what can or cannot be on the BUYERS side of the HUD-1.

I have run into the same situation - the seller's MIDDLE name is spelled out on the contract. WF is insisting that the contract be redrafted with only the seller's middle initial. They are also demanding that the Buyers PREQUALIFICATION letter be redone because Mr.Buyer doesn't show his middle initial on the letter. The seller is off the grid - no electricity, etc. We've already lost one buyer due to WF delays. I've sent multiple "request for escalation" messages through Equator. Called multiple times and had internal emails sent through customer service. Today, the customer service rep advised me that there is NO ONE who will go against the processor's demands...there are no supervisors or managers that will provide any exceptions. Is there anyone at Wells that can recognize the damage being done by some of their employees?!!!
