Buyer made what I considered a very good offer on my listing and BOA has countered to $10K more than sales price. Can I just counter back in the Equator system?

Does BOA usually ask for a Prom note on an owner occupied, homesteaded property?

Yes. You counter back to them in Equator.
You have to counter back thru Equator, however I've had similar cases where the buyer did not make any changes to the counter and BOA rejected the counter. See if the buyer is willing meet BOA half way.

I had a listing for $225K, and got and offer for $190K cash, I knew it would get countered. Sure enough the BPO came in at $228K and BOA countered at that price. The buyers re-countered at $215K and BOA accept it.

Of all the short sales I've had approved, they have never made the seller sign a promissory note, they have all been owner occupied.
thanks for the great responses. I did counter in Equator this morning after the buyer agreed to meet BOA half way. The buyer also agreed to accept about $250 in seller fees (that were denied in the counter). The rest I countered back that BOA should pay since the were tax service and storm water management. I countered to no Prom note.
