Nation Star is not an easy company to work with on many levels. I have been working on one SS for over 2 years now. First BPO said the property should sell for $53,000. Had buyer for $53,000. They sent to investor and they came back with $56,000. Buyer upped his offer to the $56,000. Sent back to investor. Got soft approval from equator. Sent to investor who returned with $58,000. Buyer agreed.? Sent back to investor. he ordered a new BPO. New BPO came back for $63,750?????? I have done the research, and there is no way. Property is even tax assessed at only $32,650. Makes no sense. Buyer walked. I withdrew property from the MLS. It just is not worth the amount of work put into trying to get it done.
I've had this happen with NS on several occasions and questioned it. It is just part of their process to make sure the buyer is qualified to purchase the short sale (yes, even though they have their own pre-approval from their own lender). The buyer is NOT required to use NS for the loan.
I just had a short sale approved through Nationstar and I was afraid they were going to ask me to fill out the app for the buyer and was never requested to do so... Ive never understood why they would want to double dip... The only time I remember them asking me to have the buyer fill out the app was when I was selling REO properties for them.
Thank you, Helena. That was my thought on it!
I have a question for the members here. Has anyone had a problem getting buyers to fill out the NS Buyer Application.pdf listed at the top of this page? I don't know how willing a buyer will be to give me their social security number, that is why I am asking. I have never had to furnish this information in any other shortsale and it seems very intrusive.
Just talked to Equator Tech Support and it was down for maintenance; however, it is now up and running. Clear cache and try again. Need to finish my Nationstar tasks. Suppose to close today but haven't heard from them nor gotten any response. Wish the loan was still with BOA!
Yes it's been on and off this morning for us...mostly off. Nationstar is aware of it and we sent all the docs via email for closings just in case.
@ Celeste no equator is working fine for me I just logged off. Maybe your computer has the case of the Thursdays :)
Yes I was and yes it is
