Same here. We just submitted it to Nstar through Equator ,and yes we are also playing the wait game.
Does anyone know how long it is before they acknowledge or respond? Do they respond? Some don't.
Michelle: I had the same thing happen to me; transfer from BOA to NationStar just when I thought it was approved. NationStar made me upload the whole file into Equator, update all docs, sit with a new BPO agent and also a new full apraisal. It looks now like Im close to approval again, after a few months...
I have just had a short sale transfer from B of A to Nationstar, the file was verbally approved but was transferred before we got approval letter.
Does anyone know if Nationstar will go with the old B of A assessment or if we will need to resubmit from scratch. I haven't been able to get hold of anyone yet. Thank you for the numbers and email address contacts.
Not sure what you mean - but the only thing I saw on the form referring to a CODE was this:
VALUE ADJUSTMENTS (Use the following codes for the adjustments: S=Superior E=Equal I=Inferior U=Unknown)
Thom - Thank you for the form. What is the "CODE" on the form? @Jeff - it is a joke!
(Nationstar is "dead to me")
That said, I have completed their BPO form in the past and didn't find it all that "bad" - is it because it's not "fillable"? Here's the Freddie fillable form - maybe you can use this one since it's basically the same and easier to use. FreddieMac BPO form.pdf
Wendy, I just completed one for an REO property, what a joke. Nationstar uses Equator but in order to manipulate the BPO amount they use a word document.
Here is the Nationstar BPO form. Horrid! Nationstar BPO.pdf It has adjustment fields that really are in appraisal territory for which there are formulae.
I had a FHLMC, which I disputed while it was at BofA and used the same BofA/FHLMC form after the file was sold to NStar. I assume NStar has a tough time turning down a form that its investor accepts. Funny, I probably would have used an NStar form if I had gotten one instead of the usual non-reply when I requested it (although I haven't seen one, so don't know of what you speak).
Nationstar "BPO" - has anyone substituted another form for the hideous appraisal-like BPO form that Nationstar provides? It's really beyond the scope, IMO. I've asked an appraiser about this, he says it's basically an appraisal.
