* Indymac has their own financial statement form and authorization to release form, but they will accept generic forms as well with the same info.
* Short Sale packages MUST include the "Purchaser Eligibility Certification." If not short sale can not be approved.
* The $300 is NOT required for a short sale package.
* Indymac DOES aggressively and actively pursue foreclosure even when the short sale package is sitting on a desk waiting for their negotiator.
**Indymac will allow a new contract to be substituted when the first buyer walks.
**Indymac will allow a challenge to their BPO value and you CAN be successful.

Indymac absolutely SUCKS!  After sending in the contract for my short sale FOUR times (twice they say they didn't get it even though they got pages before and after the contract in the fax!), once one page was missing a zip code so the rejected it and now they tell me that because the original date the contract was signed is over 60 days ago that they won't accept it.  Even though the actual closing date hasn't been reached.   They have given me the runaround at every single turn.  I feel like I'm dealing with Bank of America in 2008 right now.  Is this just par for the course with them???  Do they even really want to do short sales???

@ Rich just closed a Short with Indymac/OWB as the 1st in Oct they approved and we closed at 6% commission.

The lender pays this fee.

I had one when they had just started this procedure and the HUD had to be revised so that the fee came from the net of the lender.

I just got an email this morning saying the INdymac short sale was going to be handled by Service Link and that the max commission is 5% plus there will be a fee to Service Link. It was not clear from the e-mail who pays this fee.

anyone closing onewest/indymac and getting full 6% - they now state 5% is max commish? help!

Donna, how can the seller back out of the contract? Are they not locked in? Just wondering how this turned out since it seems like you put in a lot of effort.
