I just had an approval completed from Green Tree Servicing, this was for a second lien on the home, first lien was also a short sale ... my experience was pleasant.  Some pointers:

  1. DO NOT WAIT until you have approval from 1st lien holder.
  2. Call immediately to receive by FAX the updated version of their short sale packet, they change a form now and again and they will not take any old forms.
  3. Communication within the organization is crucial, and always be pleasant. I spoke to my negotiator at least twice a week. She knew who I was as soon as I called, stick with only one person being the point of contact from your own office.
  4. The customer service numbers above are incorrect ... call 877-567-3434 and fax 866-238-4892 and email [email protected]
  5. The packet must include all information that is on their cover sheet. If the seller does not have a checking/savings account or a job ... this must be in writing and in separate letters and placed in order of the cover sheet list.
  6. Include the approval letter from first lien holder immediately after receiving it from them.
  7. Your first lien holder will try to get the second lien holder to only take 10% of the loan amount.  BE SURE TO KNOW BALANCE OWED from second lien holder to get the correct amount. Green Tree would like to start with 30%. Don't be afraid to counter an amount of $15,375 it, we countered 10% $5300 and I got it down to $7947 from a balance of $53,000. 

I sent the file in for approval on the 24th and received an answer by today, since I had to escalate the file. My mistake, I listened to the first lien holder, who told me to wait til they got the approval done to send into the second lien holder.  First lien holder did become flexible to agree to the changes and the close of escrow date was extended another five days to meet everyone's needs including the buyers time to close.

I don't know about your current transaction, but I've had several SS's with GreenTree, and my last encounter with them they were in 2nd position. The home had 5 liens. The specialist was mostly responsive, and when she contacted me, it was with real news in real time. I appreciated that. They responded to my faxes in 1-2 days. I think the listing agent may have more meat and potatoes to share with you, as GreenTree is probably being pretty precise in their answers to her(or him). I would press the agent for more info - it may just be a situation where the offers and counter offers have to go up the ladder to the investor, and sometimes that does take time. In my experience, I would say GreenTree will come back with a concrete counter offer or a refusal from the investor, and not leave you dangling for too long. If the home has a sale date, be a bit of a "pest" to the listing agent, or if she(he) is using a 3rd party negoiator, get in synch with that person and be in contact weekly.

I am the buyer's agent on a transaction that has been going on since November. The listing agent on this transaction seems remarkably complacent and I am just about at my wits end.  She says we have a negotator at Greentree and that the file has been escalated.  Sorry, I've heard that too many times before. I need to take this to the top (do it all the time with BOA and it works). Does anybody have contact information for Greentree corporate?
